Why Wood-Look Plank Tile Needs the 33% Offset Rule.

Wood-look plank tile must be set at a 33% offset or less, not the 50% brick-lay used for old subway tile, because ANSI A108.02 limits any offset to 33% when a tile side exceeds 15 inches. Long planks carry an inherent lengthwise crown, and a half-offset parks each plank’s high center against the next plank’s low end — the exact recipe for lippage. What Lippage Actually Is

Lippage is the difference in elevation between the edges of two adjacent tiles — one plank sits a hair higher than its neighbor, so you can feel the ridge with a bare foot and see a shadow line when light rakes across the floor. On wood-look porcelain planks we install, lippage is the single most common complaint, and it is rarely about a sloppy crew. It is built into the plank.

The reason is warpage, often called crown or bow. Long, narrow tiles fired in a kiln do not come out perfectly flat — they relax into a slight lengthwise curve, rising a little in the middle or at the ends. ANSI A137.1, the manufacturing standard for ceramic and porcelain tile, allows a small amount of this warpage on every tile sold. The longer the plank, the more total deviation that small percentage represents.

Crown, bow, and edge warpage

Hold two planks face to face and you will usually see daylight — a gap in the center, or a gap at the two ends. That gap is the warpage made visible. When the planks go on the floor, the high side of that curve becomes a high edge, and a high edge next to a low edge is lippage by definition.

Why planks are worse than square tile

A 12×12 tile has very little length for warpage to accumulate over. A 9×48 wood-look plank has four feet of length, so the same manufacturing tolerance produces far more crown end to end. That geometry — not the installer — is why planks are the hardest format to set flat, and why the layout pattern matters more for planks than for any other tile.

Length multiplies the tolerance

Because warpage is expressed as a fraction of the tile dimension, a longer plank converts the same allowed percentage into a larger absolute rise. Doubling the plank length roughly doubles the crown you have to design around — the reason 48-inch planks are the most demanding wood-look format sold.

Why Your Wood-Look Tile Lippage Is So Bad

If a wood-look floor looks like a washboard, the cause is almost always one of three things stacked together: a half-offset layout that fights the plank crown, a slab that was never flattened, or planks set with too little mortar contact under the high edges. Pattern is the one most people get wrong first.

How the offset stacks the crown

Picture two rows of crowned planks. In a brick-lay, the seam of the upper row lands at the exact center of the plank below — which is also the plank’s highest point. So the low end of the upper plank meets the high center of the lower plank. The bigger the offset, the more directly high meets low, and the bigger the step you feel.

The other two causes

Pattern is the first culprit, but two more finish the job. The list below is what we check when a Florida plank floor comes back washboarded.

  • An unflattened slab. A wavy slab telegraphs straight through tile; the floor cannot be flatter than what it sits on.
  • Thin mortar contact. Hollow spots under the high edges let the plank rock and the edge lift, defeating even a clip system.
  • No back-buttering. Long planks need mortar combed on the slab and skimmed on the tile back so the full plank is supported.

Get all three right — correct offset, flat slab, full mortar contact — and the plank’s inherent crown is the only variable left, which is exactly what the offset rule and lippage tolerance are written to manage.

The 33% Offset Rule, Citably

The rule is not a preference; it is in the installation standard. ANSI A108.02, section 4.3.8.2, states that for running-bond, brick-joint, or any offset pattern using tiles whose offset side is longer than 15 inches nominal, only a 33% offset (or less) may be specified — unless the owner approves a mock-up of the larger offset and accepts the resulting lippage.

Why 15 inches is the trigger

The 15-inch threshold is the same line that defines large-format tile. Below it, a tile is short enough that warpage and offset rarely produce a felt step. At or above it — and nearly every wood-look plank is 24, 36, or 48 inches long — the geometry turns marginal warpage into real lippage, so the standard steps in. What the rule controls

The 33% cap is one of three linked levers in A108.02. Each one buys back some of the warpage; together they keep the installed lippage inside tolerance.

The grout joint is doing quiet work here. A wider joint lets two slightly different edge heights resolve over a little distance instead of meeting in a hard line, which is why pushing planks tight together — the look many homeowners ask for — makes lippage worse, not better.

Can You Do a 50% Offset With Wood-Look Tile?

You can, but only on paper, and only with a written exception. ANSI A108.02 permits an offset greater than 33% only when the specifier and owner approve a mock-up and explicitly accept the lippage it produces. Without that signed mock-up, a 50% layout on long planks is outside the standard — and the lippage that follows is a workmanship dispute waiting to happen.

When a half-offset can work

The exception exists for a reason. A short plank with verified low warpage, or a tile under the 15-inch threshold, can sometimes carry a larger offset. The decision tree below is how to know which situation you are in before any mortar is mixed.

Pick the offset by the plank

  1. If the offset side is 15 in or longer — default to a 33% offset; treat anything larger as a documented exception.
  2. If you still want a brick-lay look — require a manufacturer-stated low warpage figure and an owner-approved mock-up before specifying it.
  3. If warpage is unknown or high — drop to a 25-33% offset, or switch to a straight stack or herringbone that avoids parking seams on crown centers.
  4. If lippage in the mock-up is felt or visible under raking light — reduce the offset further or widen the grout joint; do not proceed at 50%.

For most Florida homes the honest answer is to design around the rule, not against it: a one-third offset, a randomized stagger, or a herringbone all read as intentional and keep the plank flat. The 50% brick-lay belongs to short subway tile, not four-foot planks.

Acceptable Lippage Under ANSI

The standard does not promise zero lippage — perfectly flat is not achievable with warped tile — it sets a measurable ceiling. Under ANSI A108.02, allowable lippage is 1/32 in for grout joints narrower than 1/4 in, and 1/16 in for joints 1/4 in or wider, with the tile’s inherent warpage added on top of that figure.

Reading the tolerance correctly

The phrase that trips people up is “plus the inherent warpage of the tile.” The tolerance is not a flat 1/32 in — it is 1/32 in added to whatever warpage that specific tile carries. A plank with more crown is permitted more installed lippage, which is precisely why selecting a flatter plank up front does more for the finished floor than any clip system can.

What pushes you toward the looser ceiling

Whether you are held to the 1/32-in or the 1/16-in figure follows from the joint you choose. A few practical drivers decide it.

  • Joint width. A joint of 1/4 in or wider lifts the base tolerance to 1/16 in; a tighter joint holds you to 1/32 in.
  • Measured warpage. A plank with more crown is permitted more installed lippage, because warpage is added to the base figure.
  • Rectified vs calibrated edges. Rectified planks allow the tighter 1/8-in minimum joint; calibrated edges need a wider 3/16-in joint to start.

None of these loosens the standard arbitrarily — each one matches the allowed step to the real tile in front of you, which is why measuring warpage before setting a joint is the whole job.

The Florida Slab Underneath

Offset and tolerance assume a flat substrate. In Florida, that assumption usually fails. Slab-on-grade is the default here, and an as-poured residential slab is rarely flat enough for plank tile without correction — the waves in the concrete add directly to the lippage the plank already brings.

The flatness number plank tile needs

For tile with a side 15 in or longer, the TCNA Handbook tightens the substrate flatness requirement to a maximum of 1/8 in in 10 ft and no more than 1/16 in in 24 in. Humidity, movement, and the joint that saves the floor

Florida’s wet-summer, dry-winter swing moves a slab, and plank tile set tight with no relief will tent or crack at the perimeter. The fix is a movement-joint plan and honoring every slab control joint with a soft, sealant-filled joint up through the tile. A flat, properly jointed slab does not just prevent cracking; it removes the substrate’s contribution to lippage, leaving only the plank’s own crown for the offset rule to manage.

How We Set Wood-Look Plank Tile

The sequence is built to remove every variable except the plank’s inherent crown, then manage that with the offset and joint. It is the same order on every Florida plank floor we lay, from a single bathroom to a whole house.

    Check the plank’s warpage

    Dry-lay planks face to face to read the crown, and set the grout joint to the longest-edge warpage — never tighter than the rectified-tile minimum.

  2. Step2

    Flatten the slab

    Grind high spots and fill lows to the 1/8-in-in-10-ft target with patch or self-leveling underlayment before any tile is set.

    Lay out at 33% or less

    Snap lines for a one-third stagger or a randomized offset, keeping every seam off the crown centers of the planks below.

    Comb and back-butter

    Trowel mortar on the slab and skim the plank back for full contact, so no high edge is left to rock or lift.
