Why a Tile Floor Needs a Gap
Tile and the concrete slab under it are rigid, but they are not still. A Florida slab-on-grade warms and cools with the seasons and the air conditioning, takes on and gives off moisture, and moves a small but real amount in every direction. The tile field bonded to it moves too. A movement joint is the deliberate gap that gives all of that expansion somewhere to go, and a transition strip is the metal profile that forms and protects that gap at an edge.
This is the point generic transition-strip guides miss. They treat the strip as a threshold cover — a strip of metal to hide the raw edge where one floor meets another. It does hide the edge, but its more important job is structural: it keeps the joint open so the tile can expand without crashing into a wall, a doorframe, or a sheet of hardwood that is expanding the other way.
What happens without the gap
When tile is grouted tight to a wall or hard-bonded to an adjacent floor, the expansion load has nowhere to release. It builds at the restrained edge until the bond breaks. The visible result is tenting — two tiles lifting and meeting in a peak like a tiny rooftop — or a row of cracked tiles along the perimeter.
Where movement always concentrates
Movement does not spread evenly across a floor — it concentrates at restraints and changes. Those are exactly the places a transition or perimeter joint belongs:
- Perimeter walls and columns — any rigid surface the tile pushes against.
- Doorways and thresholds — where the field narrows and meets another room.
- Dissimilar floors — tile meeting wood, vinyl, carpet, or finished concrete, each of which moves at its own rate.
- Changes of plane — where the floor meets a step, a curb, or a tiled base.
Every one of those locations is a candidate for either a perimeter joint hidden under trim or a visible transition profile. Deciding which is the first real design choice in a Florida tile job.
What TCNA EJ171 Actually Requires
The movement-joint rules for tile in North America live in one place: TCNA Detail EJ171 in the TCNA Handbook. It is the reference tile setters and inspectors cite, and it sets both where joints go and how wide they must be. The numbers are specific, and they are the backbone of every transition decision below.
Spacing and width, by the standard
EJ171 ties joint frequency to exposure and joint width to span. For interior floors out of direct sun and moisture, joints fall at a maximum interval; exposure to sunlight or moisture tightens that interval; perimeters and changes of plane always get a joint regardless of field size.

The takeaway for a Florida homeowner is the 12 ft line. Most interiors here see strong afternoon sun through sliders or routine moisture, so the tighter interval is the realistic planning number — not the 25 ft figure quoted in cooler, drier-climate guides.
The 144-square-foot trigger
EJ171 adds a second interior trigger independent of distance: a tile field larger than 144 sq ft needs an interior movement joint even if no single run reaches the spacing limit. A wide-open Florida great room can cross that area threshold long before it hits 12 ft in one direction, so area, not just length, drives joint placement.
What fills the joint
A perimeter or field movement joint is not just empty space. EJ171 calls for a compressible backer behind a flexible sealant, so the joint can open and close without the sealant being squeezed three ways at once.
- Backer rod
- A compressible closed-cell foam rod sized to the joint, set to the correct depth so the sealant bonds only to the two tile edges — not to the back of the joint. This prevents three-sided adhesion, which tears a sealant apart as the joint moves.
- Sealant
- An elastomeric joint sealant meeting ASTM C920 — silicone, urethane, or polysulfide — tooled slightly below the tile surface so foot traffic never lands on it.
- Prefabricated profile
- A metal-and-elastomer movement profile such as the Schluter DILEX family, which replaces the backer-rod-and-sealant build with a factory-made joint that carries traffic loads.
For a homeowner, the practical reading is simple: a real movement joint is soft and slightly recessed, and a transition profile is the hardware that delivers that joint at an edge where two floors meet.
The Schluter Transition Profile Family
Most Florida tile transitions are solved with four Schluter profiles, each matched to a geometry. Schluter-Systems is the most widely specified brand, but the principle holds for any equivalent metal profile: pick by the height relationship and the neighboring material, not by looks.

RENO-T — same-height transition
RENO-T is a T-shaped profile for two finished floors at the same height — tile meeting wood, laminate, vinyl, or pavers. Its stem drops into a joint cavity at least 3/8 in (9 mm) deep that is filled with elastomeric sealant, so the profile floats on a flexible bed and the two floors can move independently.

RENO-U — step down to a lower floor
RENO-U ramps tile down to a lower adjacent floor or finished concrete. A trapezoid-perforated anchoring leg sets into the mortar under the tile, and a sloped face at about 25° protects the tile edge and removes the trip hazard of an exposed lip.

SCHIENE — open edge or carpet
SCHIENE is an edge profile with an 87° wall and a roughly 1/8 in (3 mm) visible reveal. It caps a tile edge that meets carpet, sits at an expansion joint, or finishes a step, transferring foot-traffic loads to the substrate instead of the brittle tile corner.

DILEX — movement joint inside the field
The DILEX family forms the in-field and perimeter movement joints EJ171 requires. DILEX-BWS carries a 3/16 in (5 mm) soft CPE movement zone; DILEX-BWB widens that to 3/8 in (10 mm) where more movement is expected.
Read the list as a decision by geometry: equal heights call for RENO-T, a step calls for RENO-U, an open or soft edge calls for SCHIENE, and a joint within a large tile field calls for a DILEX profile. The floor tile we install across Florida uses this exact logic on every job.
Tile to Wood at the Same Height
The most common transition question is how to join tile to a wood or wood-look floor cleanly. When both floors finish at the same height, the answer is a RENO-T profile set in a sealant-filled cavity — never grout packed into the seam. This is the detail that lets a porcelain field and an expanding wood floor share a doorway without either one buckling.
Why grout fails here
Grouting tile directly to a wood floor bonds two materials with different movement rates into one rigid line. Wood swells across its width with Florida humidity; tile expands with heat. The seam becomes the weakest point, and it cracks within a season or two. A sealant-bedded profile decouples them.
The same-height build, step by step
- Step1
Leave the cavity
Set the tile so a clean joint at least 3/8 in (9 mm) deep remains between the tile edge and the wood. Do not fill it with thinset or grout.

Sealant-bed the stem
Fill the cavity with elastomeric sealant and press the RENO-T stem into it so the flat top sits flush across both floors.

Set and clean flush
Tap the profile level, wipe the squeeze-out, and leave the two floors free to move under the cap rather than locked to each other.
The result reads as one tidy metal line and behaves as two independent floors — which is exactly what a humid, sun-loaded Florida room demands of a tile-to-wood seam.
Tile to Carpet and Vinyl
Soft and thin floors change the geometry, so the profile changes with them. Where tile meets carpet, a SCHIENE edge profile caps the tile and gives the carpet a clean tuck line; where tile meets sheet vinyl or a thinner resilient floor, the choice depends on whether the neighbor sits lower than the tile.
Tile meets carpet
Carpet hides its own edge under the tack strip, so the tile side needs the protection. A SCHIENE profile finishes the tile at 87° with a slim reveal; the carpet is stretched and tucked against the vertical wall of the profile. The metal takes the foot traffic that would otherwise chip the exposed tile corner.
Tile meets vinyl or a lower floor
When the adjacent vinyl or laminate finishes lower than the tile, a RENO-U ramps the height difference down at about 25° so there is no toe-catching lip. When they finish level, a RENO-T spans them. Either way the joint under the profile stays open so the tile can move.
Florida Field Spacing in Practice
Inside a large tile field, transitions at the edges are only half the job — the field itself needs interior movement joints. In Florida, the planning number is the EJ171 sun-and-moisture interval of roughly 12 ft, not the 25 ft ceiling, because most rooms here meet that condition.
Reading a room before you set tile
Before the first tile goes down, the field gets mapped for joints. A simple rule of thumb keeps it organized:
Place a movement joint when
- The tile run exceeds ~12 ft in a sunny or moist room — add an in-field DILEX joint.
- The field hits any wall or column — leave a perimeter joint, hidden under base trim.
- Tile meets a different floor — place a transition profile sized to the height difference.
- The floor crosses a slab control or construction joint — carry a movement joint straight through; never bridge it with rigid tile.

How the Joint Is Built
Building a transition or perimeter joint correctly is a short, ordered sequence — and skipping any step is what brings a tile field back for repair. The goal at every edge is the same: a clean, slightly recessed, flexible joint protected by the right hardware.
The build, in order
- Leave the gap. Hold tile off the wall or neighbor by the EJ171 width — at least 1/4 in at perimeters — and keep it free of thinset.
- Set the profile or backer. Bed a transition profile in the bond coat or sealant, or drop in a correctly sized backer rod for a sealant joint.
- Apply ASTM C920 sealant. Gun in an elastomeric sealant against the two edges only, never the joint back, to avoid three-sided adhesion.
- Tool it recessed. Strike the sealant slightly below the tile surface so traffic never bears on it.
- Keep base trim off the floor. Hold baseboard a hair above the tile so it hides the perimeter joint without pinning the field.
Done in this order, the edge protects the tile, satisfies EJ171, and stays repairable: a tooled sealant joint can be raked out and renewed in an afternoon.
